When my clients approached me about remodeling their lakefront home, their goal was clear: they didn’t want a bigger house — they wanted a better one. Understanding the Homeowners’ Needs
The homeowners wanted to live mostly on one level, without giving up privacy, comfort, or style. Their main priorities included:
- An open floor plan that feels spacious and functional
- Two primary sleeping areas — an Owner’s Suite for themselves and a Guest Suite for visiting friends or family
- Lower future energy bills through smart, cost-effective upgrades
- Improving livability without increasing the size of the home
By focusing on these goals, we created a home that feels larger than its 1,700 square feet, following the Not So Big® philosophy — emphasizing quality and thoughtful design over extra square footage.

Design Approach: Not So Big, Just Better
Using the Not So Big® remodel philosophy, we focused on smart layouts, natural light, and connections to the outdoors. The main living areas now enjoy unobstructed views of sunsets over the lake, and a new porch adds a relaxing outdoor space.
The two primary sleeping areas were carefully positioned for privacy and comfort. The Owner’s Suite is on the main level, while the Guest Suite is up a half level, working with the home’s existing split-level layout. This gives visitors their own private space while keeping the home connected and easy to use.
Every choice was made to maximize comfort, convenience, and long-term enjoyment, creating a home that feels open, welcoming, and perfect for retirement living.



Energy Efficiency & Green Features
From the beginning, the remodel focused on improving comfort and reducing energy costs. We worked with an energy expert to choose insulation, windows, HVAC systems, lighting, and water-saving fixtures that would save money and energy for years to come.
Key strategies included:
- Spray foam insulation under the roof keeps the home comfortable by blocking heat and humidity.
- Spray foam inside the concrete block walls, combined with some added rigid insulation, improved energy efficiency without taking up extra space.
- Solar panels were considered but not installed, as passive and efficient design strategies already met the homeowners’ goals.
The home earned EnergyStar and Florida Green Building Coalition (FGBC) Silver Level Certification, with on-site inspections during construction and a blower-door test to verify energy performance. These upgrades created a home that is comfortable, resilient, and energy-efficient — without unnecessary complexity or cost.
