What is an ADU?

An ADU is a secondary, self-contained living unit on the same property as a primary home. In Florida, ADUs often take the form of small detached cottages or attached suites, like over-the-garage living spaces or standalone backyard homes.

ADUs are also known as: In-Law Suites, Granny Flats, Casitas, Secondary Suites, Backyard Cottages, Detached Accessory Dwellings, Carriage Houses, & Tiny Homes (when used as an accessory dwelling), as well as Art Studios, Home Offices, Workshops, and Pool Cabanas.

Important to know:

  • Many Tampa Bay jurisdictions have specific rules for ADUs — size limits often cap them between 600 to 800 square feet, roughly the size of a one-bedroom apartment.
  • Some places require the ADU to remain occupied by family members, while others allow rental but limit it to long-term leases.
  • ADU regulations can include setback and height limits, parking requirements, and whether utilities must be shared with or separated from the main house.
  • Converting an existing garage to living space often requires replacing lost parking on your lot, which can be difficult or impossible due to zoning rules.

1. New Duplex with Connected ADU — Indian Rocks Beach (Project #22-02)

This innovative duplex design features a principal two-story unit connected to an ADU by a lockable interior door, offering flexibility for families:

  • The principal unit has three bedrooms and a great room located above parking, designed for a flood zone.
  • The attached ADU includes one story with a large bedroom, a split bathroom allowing privacy and guest use, its own laundry, separate HVAC and water heater, and a spacious great room with a wet bar.
  • Outdoor living is enhanced with a private balcony and a large porch with separate stairs.
  • An elevator located near the connection between the two units makes the entire space accessible.

This arrangement suits grandparents who want to stay close, young families needing space, or anyone wanting a separate yet connected living area.

2. Attached ADU with Private Garage on a Corner Lot (Project #16-25)

Designed for an active and independent adult family member, this attached ADU maximizes privacy and functionality:

  • Attached on the garage side but facing the secondary street for privacy and independent access.
  • Includes a private one-car garage, a rare feature for ADUs, providing secure parking.
  • Features a full kitchen, bathroom, and combined living/sleeping area to meet everyday needs.
  • Thoughtfully designed to integrate with the existing home and neighborhood.

This project shows how ADUs can support autonomy while keeping family close.
